Who Are We

Our team have been the leaders in the NRAS
space since 2009 and are proudly still
here to the last of the NRAS properties.

Jo Brown, Principal, has been interviewed over the years about NRAS for 7.30 Report, ABC Radio, Finance Network, Money Magazine, Today Tonight and Your Money Your Call.

We are the NRAS leading team and are here to help and can assist. How good is it to have the last of the NRAS properties available in WA where the property market is now in a temporary lull phase, which means it can be a great time to buy well located real estate where key fundamentals are sound. This can give time for a clear growth cycle to occur with the bonus of your NRAS working for you at the same time! Property is all about cycles just look at the recent boom in Sydney.

NRAS is a once in a lifetime opportunity for the savvy property investor. Investors can now combine negative gearing with the NRAS tax credits thereby turns the negatively geared property into positive cash flow. It’s a powerful strategy to maximise the advantages of the government tax free incentives and at the same time build a sound property investment portfolio and THIS IS YOUR LAST CHANCE!

Overview of NRAS

Buying an NRAS approved property
is like purchasing any other investment property.

When the Government approves a dwelling under the NRAS scheme, then the investor has a choice. If the investor reduces the market rent by 20% to the eligible tenant, then the investor will receive from the government a minimum of $10,919 (*as long as the property is kept compliant under the scheme) per year tax free, for 10 years. Rental CPI indexed.

Background of NRAS

The NRAS scheme was launched for the purpose of providing assistance and funding to increase the supply of affordable rental dwellings, reduces rental costs to, low to mid income earners and to encourage investment on a large scale to provide more affordable housing.

The scheme was introduced by the Liberals and passed by Labor in July 2008. The shortage of houses across Australia in 2008 has been estimated at 85,000 and exceeding 200,000 by 2013.

The scheme is expected to deliver up to 50,000 affordable rental homes Australia wide by 2016.

Eligible tenants are determined on an income basis with service industries such as police, teachers and nurses and social care workers.

The incentives are tax free (as long as the property is kept compliant under the scheme). The NRAS scheme is funded by the Federal and State Government but operated privately.

“Dear Jo, Thank you for organising the purchase of my first NRAS property, I really appreciate your assistance throughout the whole process, from selection of property right through to finalisation of purchase and tenanting of the property. Your level of attention to detail and knowledge of the process made it easy. Most importantly the investment is working out really well for me, I’m about to get my first big refund cheque, the housing consortium and real estate agent that I am using are fantastic and I had a visit last month to the property and it is looking immaculate. I wouldn’t hesitate and I have recommended you to my friends and family..”

“We would like to thank NRAS Scheme for making our recent NRAS purchase hassle free. The team at NRAS Scheme kept us informed every step of the way and were able to use their experience and expertise to guide us through the NRAS process from initial contact through to completion. Our property was completed in less than three months and tenanted immediately. With just one open for inspection we had 11 rental applications from which to select a suitable tenant. We look forward to dealing with the NRAS Scheme team again in the near future to purchase our next NRAS property.”
